Investment Analysis of Property Secondary Markets in Barcelona / Spain
The purpose of this thesis is about the future prospect of the property secondary market in the city centre of Barcelona / Spain. In Barcelona, the price increase for property has surpassed inflation significantly in the recent years. There is an ongoing controversial discussion if a bubble exists or if prices will be even rising in the future. These conditions caution investors' decisions.nA bottom up approach was chosen: A primary survey (interview) with professionals in the property industry was conducted, cross-checked with a secondary literature survey, the 5 Forces of the Michael-Porter-Model was developed for industry-analysis, and fundamental analysis is used to determine the further business prospects. The outcome was a prediction of an ongoing price increase, although at a lower pace. It turned out that the property rental market was clearly underdeveloped for future needs which offers outlined opportunities for a profitable investment as a strategic and valuable part in the investor's portfolio.
